1. Open Meeting
Rationale:
The City has posted a copy of the Open Meetings Act, Laws of the State of Nebraska, in the back of the council chambers. Additional copies are available to read, if anyone wishes one during this meeting, please advise. City Hall - 1st Floor
Discussion:
Planning Commission Chair Dave Hansen called the meeting to order at 7:00pm.

Rationale:
Attendance of Planning Commission members will be recorded to determine the presence of a quorum for official actions.

3.B. Public Hearing Regarding Fairway Development 1st Addition Preliminary and Final Plat and Ron Sack Request for Annexation
Discussion:
The Public Hearing regarding the preliminary and final plats was opened at 7:02pm. City Administrator Tom Ourada stated that both plats meet city expectations. The Public Hearing was closed at 7:10pm. The Public Hearing regarding annexation was opened at 7:12pm. The Public Hearing was closed at 7:15pm.

3.C. Public Hearing Regarding Dittmer & Dittmer/Crete Lumber Community Unit Plan Request
Discussion:
The Public Hearing regarding Dittmer C.U.P. was opened at 7:16pm. The Planning Commission noted that the developer needs to provide drawings and application for subdivision of lots in order for developer to sell the units as homeowner owned units. City Administrator Tom Ourada noted that the adjacent street is no parking on both sides and that will remain the same. The Public Hearing was closed at 7:28pm.

3.E. Housing Study Update
Discussion:
Jeff Ray with JEO stated that if the Planning Commission has no further changes, the housing study is ready for submission to City Council.

3.F. Quadrant Study - Future Land Use Maps
Discussion:
Jeff Ray stated that after the noted changes are made a public hearing should be held and the new future land use maps will be added to the Crete Comprehensive Development Plan. Planning Commission Chair Dave Hansen requested that areas for future annexation be discussed at the public hearing and mapped.

4. Officers' Reports
Rationale:
Reports may be given by Department Heads, other Committees and Commission members concerning current operations of the City. Questions may be asked and answered. No action can be taken by the Planning Commission on matters presented under this title except to answer any question posed and to refer the matter for further action. |

5. Adjournment
Rationale:
The Planning Commission will review the above matters and take such actions as they deem appropriate. The Planning Commission may enter into closed session to discuss any matter on this agenda when it is determined by the Commission that it is clearly necessary for protection of the public interest or the prevention of needless injury to the reputation of an individual and if such and individual has not requested a public meeting, or as otherwise allowed by law. Any closed session shall be limited to the subject matter for which the closed session was called. If the motion to close passes, then the presiding officer immediately prior to the closed session shall restate on the record the limitation of the subject matter of the closed session.
